Terms of Service

Itchenor Construction Company

These Terms of Service set out the basis on which Itchenor Construction Company (“we”, “us”, “our”) provides construction, renovation, consultancy, and related services to clients (“you”, “the client”).


1. Scope of Works

All works are carried out strictly in accordance with a written quotation, proposal, agreed scope of works or formal contract. Any services not expressly included are excluded unless agreed in writing.

2. Pricing & Estimates

All prices shown on this website or discussed verbally are indicative only. Final costs are confirmed only through a written quotation following review of site conditions, specification, access, and scope.

3. Variations

Any change to the agreed scope of works may result in adjustments to cost and programme. Variations will be discussed and agreed before additional work is undertaken wherever reasonably possible.

4. Programme & Start Dates

Indicative programmes and start dates are subject to:

  • Weather conditions
  • Material availability
  • Access to site
  • Client decisions and approvals

Delays arising from these factors are not the responsibility of Itchenor Construction Company.

5. Deposits & Payments

Deposits may be required prior to commencement to cover materials, specialist orders, or mobilisation costs.
Payment terms will be set out in the quotation and may include staged or interim payments. All invoices are payable within the agreed payment period.

6. Client Responsibilities

The client is responsible for:

  • Providing clear access to the site
  • Ensuring services (water, power, etc.) are available where required
  • Providing accurate information and timely decisions
  • Obtaining any necessary third-party consents unless agreed otherwise

7. Unforeseen Conditions

We are not responsible for delays or additional costs arising from unforeseen conditions including, but not limited to, hidden defects, ground conditions, existing structural issues, or asbestos unless expressly included within the agreed scope.

8. Weather & External Factors

Works may be affected by adverse weather or external events beyond our control. Programme adjustments may be required in such circumstances.


9. Defects & Warranty

Where applicable, workmanship is covered by a defects liability period as outlined in the agreed quotation. This does not cover fair wear and tear, misuse, or works carried out by others.

10. Liability

Our liability is limited to the value of the works undertaken, except where prohibited by law. We are not liable for indirect or consequential losses.

11. Termination

Either party may terminate the agreement in writing in accordance with the terms set out in the quotation. Costs incurred up to the date of termination remain payable.

12. Governing Law

These Terms of Service are governed by and construed in accordance with the laws of England and Wales.
